Terms of Service (ToS)

Effective Date: 01.01.2025

1. Booking & Payment Terms

• 1.1. A 40% deposit is due within 24 hours of booking confirmation
• 1.2. A 30% payment is due 30 days before arrival
• 1.3. The remaining 30% is due on arrival

2. Cancellation & Refunds

• 2.1. Missing any payment deadline results in automatic cancellation
• 2.2. All payments are non-refundable
• 2.3. Exception: If the Host must cancel due to extraordinary circumstances, all payments will be refunded in full

3. Guest Use & Conduct

• 3.1. Apartment is for 6 guests maximum, Apertment EM 3, guests maximum Apartment Blue 4 guests maximum
• 3.2. Rental is as-is and cannot be sublet or used for commercial purposes
• 3.3. Guest agrees to follow House Rules

4. Check-in / Check-out

• Check-in: From 15:00
• Check-out: By 10:00
• Late check-out must be agreed in advance

5. House Rules (Binding)

• Residential setting – family home
• Quiet hours: 23:00–08:00
• No pets
• No smoking
• No parties or events
• One reserved parking space
• Private garden & grill: enjoy respectfully, limit noise
• Violation may result in termination without refund

6. Damage Policy

Guests are financially responsible for any damage to the apartment, furniture, appliances, or facilities caused during their stay. All damages must be paid prior to departure.

7. Force Majeure

The Host is not responsible for delays or cancellations due to events outside their control, including (but not limited to): natural disasters, government restrictions, utility outages, travel bans, strikes, or civil unrest. In such cases, the Host may cancel the reservation and refund all payments.

8. Privacy & Data Protection (GDPR Compliance)

We collect and process your personal data (such as name, contact details, identification number) solely to manage your reservation and comply with legal requirements. Data is shared only with the Croatian Tourist Board and relevant tax authorities. You may access and correct your data before submission. Once submitted, it cannot be changed or deleted as per Croatian law.

9. Legal Jurisdiction

This Agreement is governed by the laws of the Republic of Croatia. Any disputes shall be resolved by the Municipal Court in Split.

10. Acceptance of Terms

By submitting a reservation request and making payment, the Guest confirms they have read, understood, and accepted these Terms of Service.
